A Private World,
Surrounded by Water

Williams Island is one of South Florida's most coveted private residential communities — an 84-acre island in Aventura, completely surrounded by the waters of Biscayne Bay. Accessible only through a single guarded entrance, the island offers a level of security, privacy, and exclusivity that is rare even by Miami standards.

Nine residential communities — seven high-rise towers and the Mediterranean Village townhomes — line Island Boulevard, each with its own character and price point. What unites them all is access to the same extraordinary shared infrastructure: a private marina, a five-star spa and fitness club, multiple restaurants, retail, and 24/7 concierge services.

For buyers, understanding the island means understanding that the choice is not just about a unit — it is about which building's position, size, and character best matches your lifestyle.

What Every Building Shares

Every resident on Williams Island — regardless of which building they choose — pays the same island-wide fees: POA dues ($980/month), Club membership ($1,500/year), annual minimum spend ($2,000), and a one-time initiation fee ($15,000).

On top of that, each buyer must budget for their building's own monthly maintenance fee — which is separate and varies based on the building's size, age, number of units, amenities, and location on the island. This is the number that changes from building to building, and from unit to unit within the same building.

Your Total Cost

Buying on Williams Island means understanding two distinct layers of cost. First, there are the island-wide fees that every resident pays, regardless of building — these cover the POA, the Club, and the initiation fee. Here is a complete breakdown of every cost a buyer should expect.

* Building maintenance shown is for a ~3,000 sf unit in the 3000 Building. Your actual maintenance will depend on your specific building and unit size. All other fees (POA, Club, Min. Spend) are the same island-wide. Electricity not included.
